January Absorption Rates: Same Story, New Month
Absorption rates are a strong indicator as to the condition of the real estate market. And these numbers really tell the tale. Inventory is limited. It’s a very strong seller’s market in most of the Mid-Willamette Valley.
Homes that are priced right, positioned properly and exposed to the market are selling quickly and often with multiple offers. A low inventory market is not the time to over-price a home (because buyer’s will tend to sit on the sidelines rather than pay too much and there could be issues with the appraisal, ultimately leading to a financing problem), but certainly it is an opportunity for sellers to maximize their position. Qualified buyers are out looking, markets have improved. If you’ve been waiting for the “right” time to sell, now is the time.
